Exchangefile and Fastexchange
While England and Wales are said to have the slowest house transfer system in the
western world, Team Conveyancing clients have been enjoying a faster system since
2004!
The team Exchangefile and Fastexchange processes both save you many weeks over the
traditional conveyancing methods as well as putting you and your agent firmly in
the driving seat and able to positively drive your sale forward.
As soon as you put your house on the market with a team agent, they will instruct
us to process either an Exchangefile or a Fastexchange for you. You will need to
supply some property information and this will be collated together with your HIP.
The Exchangefile is available through our specially appointed regional panel of
High Street lawyers who will start work preparing your Exchangfile for you. This
will mean they are ready to send out the HIP together with a draft contract and
supporting paperwork just as soon as the buyer is found. This is all part of our
'no sale, no fee' conveyancing service.
Fastexchange is ONLY available if you use our Direct Conveyancing service. Not only
do we prepare your HIP for you in house but we also obtain all the ancillary documentation
not usually supplied with the HIP and, as with Exchangefile, We will prepare all
of your documentation ready to be submitted as soon as a buyer is found. Your buyer
should, within 48 hours of a sale being arranged, have all the information they
need from you to proceed to an immediate exchange of contracts. Now that is FAST!
In order to be able to obtain the additional documentation required for Fastexchange
we will ask you to pay £30 ( freehold) or £40 (leasehold) on account of the additional
disbursement costs incurred.
By doing all this, your sale should proceed far more quickly and with more certainty
than would otherwise be the case. You’ll be firmly in the driving seat, able to
ensure that any delays which may occur are kept to an absolute minimum.
In return we GUARANTEE to submit the full Draft Contract paperwork to your buyers
lawyers within 24 hours of being instructed by your team agent do so OR we will
refund your Fastexchange fee!
As an integral part of our conveyancing process both the exchangefile and the fastexchange
service are provided for you on a no move – no legal fee basis – You can’t lose!
