Direct Conveyancing
The Team Conveyancing ‘Direct’ Service is provided by our own, centrally based
legal team of Conveyancers working to the highest standards.
The Direct Service is fully team branded so that your Clients know that when you recommend Team Conveyancing that’s exactly what
they get!
A strict Service Level Agreement (SLA) and Practice Protocol, both of which have been formulated by
Team Conveyancing to ensure that the highest levels of customer service, are provided to your clients – and you!
The SLA allows us to provide our Service Pledge to all of your Clients whether
they agree to use either our Regional or Direct Conveyancing Services. Our Service Pledge is set out in our printed
Team Conveyancing brochures which are available FREE from the team shop to all team Agents. You can also access them here.
Our Direct Service is regulated by the Council of Licensed Conveyancers – so that
Team Conveyancing can act on both sides of the same transaction which
significantly speeds up transaction times.

...our Direct Conveyancing Service is available when you and your Clients need it most. A dedicated
conveyancer will be allocated to your Client, hand holding them through the moving process
as well as keeping you informed every step of the way, leaving you time to concentrate on getting the next sale!
Direct Conveyancing provides automatic updates (through our own case management software) to our online case tracking system which ensures both you and your Client receive “real time” updates as the transaction progresses. This means less ‘chasing calls’ for you to make and fewer enquiries from your Client -giving you more time to sell!

FastExchange:
An integral part of our Direct Service is the opportunity for your clients to opt for FastExchange. This is similar to ExchangeFile (offered through our Regional Service) but includes a number of additional processes designed to ensure your Buyers Lawyer has everything they might need to ensure an immediate Exchange of Contracts.
FastExchange is real. There are no superficial attempts to produce contracts with incomplete information. It delivers real legal work up-front using real information. Draft contracts are prepared
and submitted within 24 hours of the sales memo being received – in effect an “exchange ready” HIP at no extra cost!.
Although this all part of our no sale, no legal fee service we will ask for a small up-front payment from your clients of £30+VAT (freehold) or £40+VAT (leasehold) on account of the additional disbursements we will
need to pay on your Clients behalf. However this is not an extra cost – just part of the quoted price paid in advance.
We pay you QUICKER:
Your sale commission will be paid to your bank account by BAC's immediately contracts are exchanged.
On a Fast exchange sale – we don’t wait for completion - PLUS
Our Direct Conveyancing Service comfortably completes a third of it’s active
case-load each month which means quicker turnover for your business. The average
time to exchange when acting on both sides is 49.5 days (Q1, 2010) which is
nearly 3 weeks quicker than the average for our non fastexchange cases for the
same period.
We pay you MORE
For each completed Direct sale transaction we will pay you a higher default referral fee of £150 PLUS a further £150 for any related purchase for the same client.
In addition the instructing negotiator will be awarded up to 1,200 myteamreward points for all cases where the Client opts for fastexchange.
This all helps to ensure your staff never miss an opportunity to actively generate branch income through Conveyancing.
