Top Tips for faster HIPs!

A property can not be legally marketed unless the EPC and PIQ have been completed. Here are some top tips suggested by team Agents to help you be in position to market the property faster:

1 Payment for the HIP: Remind your Client they will need to arrange payment before work can be commenced on the HIP.

2 Mobile Phone Number: Always supply a mobile number for the Client (if possible) when placing the order. This means that immediately after the order is placed by you, we text/SMS the Client with the details they need to go on-line, pay for their HIP and complete their PIQ. Please ensure you obtain as many phone contact numbers for your Client as possible – this will help us chase payment.

3 E-mail address: Always supply an e-mail address for the Client (if possible). This means we can e-mail the Client with the link to pay, and complete the PIQ on-line. It is also the way we send HIP progress updates to the Client, and provide them with a copy of the completed HIP.

4 Property Information Questionnaire (PIQ): A property cannot be marketed until the completed PIQ has been returned. Always advise the Client how VITAL it is that they complete the PIQ. There are a number of easy ways to complete this:

a Complete on-line: Over 60% of Sellers use this method. It’s simple, easy and fast.

b Download a pre-populated PIQ at the time of HIP order. This can be printed, completed and either: i Scanned and e-mailed back to info@myhomeinformationpack.co.uk

ii Faxed to 0116 240 7439. This is our dedicated PIQ fax number which has unlimited capacity. We recommend that you update your fax speed-dial to this new number.

iii Post it back to myhomeinformationpack, PO Box 5656, Leicester, LE19 1YR.

c Download a blank PIQ so you’ll always have a copy to hand to give to your Client.

5 Access for Domestic Energy Assessors (DEA): Please ensure your clients are aware that a DEA will be contacting them to conduct the energy assessment soon after payment for the HIP has been made. An EPC is a compulsory component which must be completed before the property is marketed.

6 Instruct Team Conveyancing with your HIP Order: Don’t forget to instruct us at the same time as you order the HIP. This is proven to be the best time to introduce the benefits of Team Conveyancing to your client. It can also result in a faster exchange, which is of course much better for your cash flow
