HIPs:

The intended introduction HIPs by the newly elected Labour Government in 1997 was the catalyst for teams engagement with conveyancing going right back to 2001. team has through Team Conveyancing been at the fore front of HIP development. team had a strategy and a solution in place well before most estate agency groups had even begun to take their introduction seriously.

Team Conveyancing provides a fully team branded, competitively priced and HIP Code compliant product which can and is delivered within days of initial order. Our systems are integrated, simple and straightforward and always use a team DEA many of whom are team agents or employees. This along with our profit share with team association ensures maximum revenues stay within our network – helping to keep memberships costs down.

Ordering:

Ordering team HIPs is simplicity itself. The agent either accesses the order page directly from a link in Teamworks - the “Order HIP” button which is part of the “new instruction” property input page - or by accessing the website direct.

Payment Options:

We recognise that not every Property or Client is the same, so we offer several simple payment options:

  • Seller Payment Up-Front: As soon as a HIP is ordered we’ll contact the Client on your behalf to collect Payment. Clients can pay on-line or over the phone.
  • Seller Deferred Payment: Allows Clients to defer the cost of the HIP for nine months or until the property is sold or - withdrawn whichever is the sooner. We set up the Deferred Payment arrangements with your Clients directly over the phone, which means production of the HIP can be commenced sooner.
  • Agent Credit/Debit Card Option: Allows you to pay the wholesale price for the HIP by Credit/Debit Card straight away. Once successful payment is made we automatically e-mail you a receipted invoice so you can claim the VAT.
  •  In special circumstances we can offer agent 30 day terms – please ask your account manager for details.

Where members have signed up with Team Property Services and authorised the offering of our conveyancing service to all of their sellers at the point of HIP payment, the payment collection call will be made by the TPS Sales Desk. We will offer the seller a discount on the agents’ standard HIP price in return for a sale conveyancing instruction. This discount will typically be £20 for a Regional instruction or £40 for a Direct instruction.

The conversion rate of HIP sale to conveyancing instruction generally exceeds 60% which effectively doubles the average agents conveyancing income at a stroke!

Property Information Questionnaires (PIQ’s):

Over 60% of sellers take advantage of our fast on-line system to complete the PIQ. Downloadable blank PIQ’s are also available so you’ll always have a spare to give to a Client.

Energy Performance Certificate (EPC) :

Every Team Conveyancing HIP will come with an EPC created by an assessor from our own network of Domestic Energy Assessors (DEA's) many of whom are team agents or directly employed by team agents.

The DEA will be instructed to prepare the EPC as soon as payment for the HIP has been made.

Other Options:

Floor Plans: Order your Floor Plans at the same time as your HIP order. The cost is added to your wholesale HIP price and can be passed on to the client by adjusting the retail price. Floor Plans are prepared by the DEA at the same time as they carry out the EPC. Floor Plans are professionally prepared from a sketch made by the DEA. The finished floor plans are emailed direct to you once they’ve been compiled.

Branded HIPs: Add you company’s logo to the HIP at no additional cost.
